Exciting news from Hillwood as they unveil plans for a massive mixed-use project on a sprawling 3,200-acre property on Robson Ranch Road in Denton. Known as Landmark, this ambitious development will feature approximately 6,000 single-family homes, 5 million square feet of commercial and mixed-use space, and about 3,000 multifamily units.
The project is set to integrate retail, dining, office, entertainment, hospitality, and health care components, making it a one-of-a-kind venture for Hillwood. This marks the developer's first foray into such a large-scale combination of residential and mixed-use development.
The property in Denton holds historical significance, as it was one of the original land holdings acquired by the Perot family in 1987. Located at Interstate 35W and Robson Ranch Road, the site has always been a key part of the long-term vision for AllianceTexas, according to Hillwood.
"As development at AllianceTexas expands further into Denton, Landmark is an ideal location for a curated, mixed-use development that will complement the new residential community," said Kimberly Cole, vice president at Hillwood Properties and commercial project manager for Landmark.

One of the standout features of the property is Pilot Knob, the highest point in Denton. This unique geologic and ecological site has been a significant landmark for Indigenous peoples, frontier settlers, and even outlaws like Sam Bass. Hillwood plans to leverage the area's natural topography to create an interconnected system of trails, recreation areas, and parks. Additionally, a series of learning parks focused on science, technology, engineering, the arts, and math are in the works.
"Drawing from our successful master plans at AllianceTexas, Circle T Ranch in Westlake, and Frisco Station in Frisco, Texas, Landmark promises to become a regional draw for families, businesses, and visitors alike," Cole added.
The master plan for Landmark will seamlessly integrate business, retail, hospitality, entertainment, and health care components with ample green space, mirroring the successful mix seen at Parkside at Alliance Town Center.
Groundbreaking for Landmark is scheduled for September, with the initial phase focusing on 747 single-family lots. Nine builders will offer a variety of plans in terms of size, design, and price range. Models are expected to open in spring 2026, and commercial planning and leasing are already in progress.
